Park Policy

Thank you for joining us at Woodland Creek RV Park! We hope that you’ll have fun, create memories, and make the most of your time with us. While you’re here, please take a look at the rules and guidelines below. When you book your stay, you are agreeing to the below policies. These park policies help keep our guests, staff, and wildlife safe. 

 

Safety First! 

Woodland Creek is a welcoming, peaceful, and fun place for people to stay. However, we humans are just visitors on the land, while the wildlife here calls this place home. It’s important to respect the land and the animals that live on it. 

 

You may spot animals such as deer, raccoons, opossums, and other wildlife during your stay. Don’t feed the local wildlife, and be sure to let them have their space. 

 

As with natural settings, there are inherent potential hazards.  This property is home to a creek that can swell, flow quickly, during rainy weather. The banks of the creek can be steep and become slick giving way without warning so watch your step near the creek and when rains occur, and keep a close eye on children and pets.  If straying off the concrete, the ground may be uneven, have potholes or exposed roots.  Trees are abundant here and branches or trees could fall. Wild vegetation, including poison ivy, and poison oak are on the property. Any of these hazards including, but not limited to, flooding, high winds, earthquake, natural disasters, lightning, drowning, encounters with wildlife, acts of God, theft, and/or vandalism could potentially cause damage to vehicles, injury or death.  Please maintain proper insurance!

 

Observing our park policies can help with having a safe, fun, and enjoyable getaway, both for you and for your fellow campers. Here are a few things you need to know. 

 

  • Policies, Rules, Regulations. User and their guests, invitees and all occupants shall comply with the Rules and/or Policies, herein or otherwise communicated in any manner by Woodland Creek RV Park Management. User agrees to comply with all state and federal laws, rules, ordinances and regulations applicable to the Property.
  • Vehicles/Parking: All vehicles must fit in your assigned site – no part of your vehicles may extend into the road.  In order to keep the roads free and clear of parked cars or in sites they don’t belong, park only in designated parking spots.  If you have a guest that is dropping by, have them park in one of our available parking spaces.  Park and drive on concrete surfaces only.  Parking on roads, landscape, and/or unoccupied sites is prohibited.  In order to prevent over-crowding and for park aesthetics, one RV and two additional vehicles are allowed per back-in site.  Pull-thru sites are designed to accommodate one vehicle (unless a short RV is in site).  No double parking in pull-thru sites.  Do not “squeeze” more than this in any site, even if it fits.  For extended-stay guests, if an extra parking space is needed because you have more vehicles than your site accommodates or need use of an additional parking space, a $50 monthly parking fee will be incurred for the extra space needed.
  • RV’s:  All RVs must be fully operational, well-kept, and in good condition. All RV’s are subject to be declined entry based on overall aesthetics, regardless of age, and is at the discretion of the park manager.  For extended-stay guests, RVs 10 years or older must be approved by park management.
  • Water Pressure Regulator: Please use a regulator as we have high water pressure.  Our hydrants also have an adjustable dial to minimize water flow.

  • Severe Weather: In the event of severe weather, please seek shelter.  Our buildings are rated to withstand up to 135 mph windspeeds.  Please consider going to the bath house porch (bring a chair and leash for pets) and move into the bathrooms if conditions warrant.
  • Children: All children under 15 years of age must be accompanied and supervised by an adult at all times.
  • Waste: Place tied trash bags on the road in front of your campsite 7:30AM – 11:00AM (varmints can scatter trash if left overnight).  Our staff will remove it for you.  Limit trash to normal household items – No bulk items.  Please break down all boxes, it helps with the overflow of garbage.  Please help us keep the park clean… place all trash, cigarette butts and other litter in proper containers. Place pet waste only in pet trash bins.

  • Camp Fires: Woodland Creek observes strict fire restrictions to keep guests and property safe. Please use caution while enjoying the on-site fire pits, and do not leave fires unattended. No fires during dry conditions and/or wind speeds greater than 10 mph. Fires are to be kept inside fire pits and grills only. Please be sure your fire is completely extinguished before you retire for the evening or leave the park.
  • Pets: We welcome pets here at Woodland Creek and hope you enjoy the use of our dog park (one for smaller breeds and one for larger breeds). Clean-up after pets in your care is enforced. Pets are not allowed in any buildings.  All pets must remain indoors overnight. Pets must be kept on a leash and not left unattended. Pets should not be an annoyance (barking continually). No aggressive animals or dog breeds allowed and no more than 2 common household pets (e.g., cats and dogs) may be kept on any site.  No other types of animals shall be kept. Place pet waste in pet trash bins only. Campground may assess a $25 clean up fee for waste not properly disposed of by User. User is responsible and agrees to have any pets they have at the park to be current on immunizations and/or vaccinations.  User is liable for any damage or injury caused by his or her pet or pet in their care.  Campground may require User to vacate the premises without refund due to pet’s behavior.
  • Quiet Hours: It doesn’t mean you need to turn in for the night!  But, they are observed from 10:30 p.m. to 8:00 a.m.  Regardless, please be respectful of your fellow campers and limit noise to your site. 
  • Check-In / Check-Out: Check-In 2:00 p.m.  Check-Out 12:00 a.m.  Please arrive before 9:00 p.m.
  • Sewer Hook-Ups: Sewer lines must be attached with the proper plastic sewer elbow or rubber donut.  PLEASE, only flush toilet paper.  Baby wipes, paper towels, etc. clog the septic system. Clean and store sewer hoses properly.
  • Laundry: Washing machines and dryers are provided for your convenience.  Do not leave your clothes in the machines after its cycle is complete.  Please do not hang clothing, swimwear or other items where visible.  Items not intended for the laundry machines, including pet bedding or items that could clog or damage the machines, are not allowed. User is liable for damage.
  • Speed limit: Speed limit of 10 MPH is strictly enforced. Failure to obey speed limits may result in removal from the property without a refund.
  • Photographs: Entrance onto the campground property constitutes permission for the staff of Woodland Creek RV Park to photograph visitors while on the premises, and to use any resulting pictures for any lawful purpose without compensation to the visitor.
  • Visitors: Visitors of guests using the facilities must pay a $5 entrance fee.
  • Conduct: We’re a family friendly park… no explicit language or images. Loud, obnoxious, disorderly, boisterous, violent, unlawful conduct or conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the property will not be tolerated. Parents are responsible for their children and those in their care. No loitering or playing in the laundry room, bathrooms, etc. Guests exhibiting the aforementioned behaviors will be asked to leave.
  • Firearms: No display or discharge of a gun, knife, bow and arrow, or other weapon allowed on premises.  The prohibited use of firearms includes all guns including air soft, BB, and pellet guns.
  • Fireworks: Fireworks of all kinds are prohibited.
  • No Smoking: NO smoking in any buildings or porch areas.
  • Alcohol: Responsible alcohol use is permitted by guests of legal age. Alcohol must remain at your campsite.  Public intoxication is strictly prohibited.
  • Drug Use: The possession, distribution or manufacture of illegal drugs or drug paraphernalia in the park property will not be tolerated.
  • Damage: Damage or destruction of any property will be paid by the individual(s) or the parent or guardian of the one(s) responsible for the damage.  Cutting of or damaging trees and plants is prohibited.
  • Payments: We accept debit cards, MasterCard, Visa, Discover, and American Express. We do not accept checks (except for extended-stay guests). Full payment is due and processed at the time of booking.  User will provide Campground with information for a valid credit card to keep on file. The credit card information will be used by Campground in the event that Campground must charge User for cleaning or repairing the RV Site or Campground as outlined above, or if User vacates the RV site without paying Campground the total amount due under this Agreement.  If payment is not received by the due date, the credit card on file will be charged the balance owed plus a $25 credit card fee.  If there is not a credit card on file or it has not been updated, a late payment fee of $25 + $10/day past the due date will be assessed.
  • Cancellation / Refund Policy: Please note, once you book a site with us, it means a site has been reserved exclusively for you. If you cancel your reservation, the following refund policies apply:
    ­ – Cancel 10 days or more in advance of your booked stay: Full refund minus a $25 processing fee.
    ­ – Cancel 9 days or less in advance of your booked stay: 50% refund.
    ­ – Refunds are not granted due to weather, emergencies, breakdowns, etc.  Please consider travel insurance.  Credits are not issued toward later stays.
  • Security: The security gate will be closed at night.  Registered guests will be given a security code to enter the park after hours.

 

  • Freezing Conditions: The hydrants, when connected to the camper/RV, can freeze and break. Shutting off the hydrant with a connected hose does NOT allow the water to drain down the hydrant to prevent freezing.  Only connect a water hose or regulator to the hydrant when needed to fill the freshwater tank in the camper/RV and ensure the water hose is DISCONNECTED from the hydrant during freezing weather.  If damage occurs because you did not follow protocols, water mains will be shut off affecting other guests in the park until repairs can be made and you will be responsible for the cost of those repairs. If by chance we notice that you did not disconnect your hose and shut off your hydrant, we will attempt to do so for you and charge a $25 service fee.
  • Appearance Guidelines: For appearance and overall aesthetics, please keep your RV site neat.  Outside storage of personal items is not allowed – including under your RV.  Items not allowed include but are not limited to trailers, boats, sheds, freezers / refrigerators, decks, tarps, permanent fencing or storage of items.  Exterior should be free of damage, duct tape, repair tape, excessive caulk, etc.  No flags allowed except for American, Texas, military, and college flags.
  • Repairs: Request permission from park management prior to repairs of vehicles on park property.
  • RV Washing: To conserve water, a shut-off sprayer nozzle is required.
  • RV Site Condition, Vehicle Leaks, Oil Spills, Fluids, Gray or Black Tank Leaks: Please do not allow any motor oil, vehicle fluids, gray or black holding tanks to leak from your vehicle or RV. User agrees to surrender the RV Site to Campground in a neat and clean condition.  If User fails to leave the RV Site in good condition, Campground will assess reasonable charges to User for returning the RV Site to good condition.

 

  • Tents: Tents are not allowed in the RV park.
  • Mail: Mail is not accepted on behalf of guests.  FedEx and UPS will deliver directly to your site provided your site number is on your package.  However, USPS will not and you may not always know what mail carrier is used.  Fortunately, mail resources are available.  A couple of options: Escapees RV Club (Ph: 936-327-8873) can deliver via FedEx or UPS and ship mail directly to your site.  If you prefer local pick up, consider a PO box at USPS in Flint, Bullard or Tyler.  It’s our understanding that both of these services can provide a physical address and gather mail on your behalf.  Other mail services are available as well. Mail received at office will be marked “Return to Sender.”  Guests may not use the park address as their own or us use this address for driver’s license or ID’s.
  • Office Services: Please note, we do not offer document printing or pet services for guests.  Guests who have a need for printing documents may contact FedEx, OfficeMax, etc.  For pet services, Bed Bath n’ Bonz is located just down the road, 903-894-9333.
  • Motorized Devices: The operation of motorized ATVs, four-wheelers, golf carts, minibikes, or unlicensed or uninsured motorized vehicles is prohibited.  Drones are not permitted in the park.

Other Park Policies

  • Rates, Fees.  Rates are based on four people p/site not to exceed seven guests per site.  Extended stay sites (28 days) are based on immediate family of up to four people per site not to exceed six guests per site.  Additional guests are $5 per person, per day.  User shall make payments in advance of stay.  Park rates or fees may be increased by giving advance notice to User. Extended Stay guests shall pay Campground all electrical power charges used by User in connection with the use of the RV Site. Campground will assess a $25.00 late fee plus $10.00 per day past the due date if the total amount of Fees or any other charge due under the terms of this Agreement is not received by the due date. Campground will not accept partial payments of Fees or other charges. Payments can be made via Check, Zelle (info@woodlandcreekrvpark.com), or credit card (credit card will be assessed a $25 processing fee for 28+ day stays).  If payment is not received by the due date, the credit card on file will be charged the balance owed plus a $25 credit card fee.  If no credit card is on file or it has not been updated, a late payment fee will be assessed.  Unless pre-approved, late check-outs on departure date will be assessed a $25 late departure fee.  If not departed by 3:00 p.m., an additional day will be charged.  Failure to depart your site on departure date may result in towing and impoundment of RV at the guests expense.  Campground is not responsible for any damages that may occur.
  • Extended-Stay Guests: All monthly guests are considered extended-stay guests, not residents. Extended-stay is based on 28+ days. At the end of 28 days, guests are given the option to remain for another 28 days unless asked to vacate the park, at the managers and/or owners discretion.
  • Electric Utility.  Charging of electric vehicles is not allowed unless permission is granted by RV park management and meter is monitored.  If entering into an extended stay (28 days), user shall pay Campground, in accordance with the schedule for payment of the rate checked in Paragraph 4, above, all electrical power charges used by User in connection with the use of the RV Site.  The amount from month to month will vary depending on the electric companies distribution charge and is calculated by Campground according to TEX. UTIL. CODE § 184.034. The beginning meter reading as of the Effective Date of this Agreement will be reflected on the guests first invoice. If, at any time during the term of this Agreement, User becomes delinquent in the payment of electric services, Campground shall withhold electric services until User pays the delinquent amount, pursuant to TEX. UTIL. CODE § 184.036.
  • Campground’s Right to Terminate Agreement.  Campground may terminate this Agreement for any or no reason by providing User a notice to vacate the RV Site (“Notice to Vacate”). User agrees to render peaceful possession of the RV Site to Campground within three (3) days of the date provided on the Notice to Vacate. The three (3) days notice shall not be required to terminate if termination is the result of an Act of Default (as defined below). Upon User’s peaceful surrender of the RV Site to Campground and subject to the provisions of Deposits of this Agreement, Campground will refund to User the proportionate amount of any unused Fees previously paid by User to Campground.
  • Early Termination by User. Campground may recover as damages for User’s early termination of this Agreement an amount equal to the amount of Fees and any other amounts owed that remain outstanding for the Term of the Agreement.
  • Default by User. The following acts constitute defaults by User (“Acts of Default”) and Woodland Creek RV Park Management reserves the right to require any person or party it deems necessary, to leave the Property based on the below or violations of Park Rules and Policies or behavior management deems inappropriate or disturbing to others.  Should guest refuse, is unable or does not remove their RV from park grounds and management deems it necessary to remove guest RV from park grounds, all charges related to moving or towing said RV is the sole responsibility of the guest. Furthermore, any and all damages that may occur from moving said RV is the sole responsibility of the guest.
    • Failure to timely pay Fees or other lawful charges when due under this Agreement;
    • Failure to adhere to check out date and / or time;
    • Giving false information on any application to campground;
    • User, User’s guests and/or occupants fail to comply with any rule, policy, regulation or term, covenant or condition of this Agreement;
    • User has materially breached the terms of this Agreement by any action such as violating provisions of this Agreement or committing serious misconduct or criminal acts;
    • User holds over after giving notice of termination and intent to vacate.
    • User holds over after Campground gives notice of termination at the end of the Term or a Notice to Vacate during the Term in accordance with Campground’s Right to Terminate Agreement as stated above.
  • Assignment.  User shall not have the right to assign or sublet the RV Site hereunder to any person or persons.
  • Governing Law. This Agreement is governed and construed in accordance with the laws of the State of Texas.
  • RV Site Suitability.  As a courtesy, if requested, our employees may assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer/RV and/or slideout and that you will not hit any branches, trees, ground, building, posts, pedestals, etc. when positioning your RV on the campsite. You agree to indemnify and hold Woodland Creek RV Park, its owners, employees, and agents harmless from any loss, liability, damage or cost (including attorney’s fees) that may result from an employee assisting or directing you onto a campsite. Furthermore, you release, waive, discharge and covenant not to sue Woodland Creek RV Park Management for all liability, loss, or property damage relating to an employee assisting/directing you to your site.
  • Attorney Fees. In the event any legal proceedings of any kind are instituted to collect unpaid Fees, electrical charges or for possession of the RV Site, Campground may collect from User all reasonable costs and attorney fees incurred by Campground in pursuing such action.
  • Waiver. Campground’s failure to insist on strict compliance with the terms, covenants, or conditions of this Agreement shall not be deemed a waiver of that term, covenant or condition, nor shall nay waiver or relinquishment of any right or power at any one time or times be deemed a waiver or relinquishment of the right or power for all or any other times.
  • Notice for openly carried handguns.  Pursuant to section 30.07, penal code (trespass by license holder with an openly carried handgun), a person licensed under subchapter h, chapter 411, government code (handgun licensing law), may not enter this property with a handgun that is carried openly.

Indemnification 

User hereby agrees to indemnify, save and hold harmless Woodland Creek RV Park, LLC (dba Woodland Creek RV Park), their employees, contractors, agents and/or owners and each of them, from any loss, liability, damage or cost (including attorney fees) that may incur due to injury or death, damage or loss of property (including from trees or limbs) relating to use of the Campground by me, my children, and/or my invitees/guests or due to any incidents that may occur during my stay. I understand that, the security of my person, my belongings, and all persons registered or in my party is my sole responsibility.  In the event of damage to vehicles, injury or death, I understand it is my responsibility to have insurance in place to insure any and all losses.
